588 Equestrian Lane, Lewisburg, Pennsylvania – Happy Thanksgiving!

But, I wish I was at 588 Equestrian Lane because this home has so many features that we, Bay Area residents, could only dream of. I’m talking about nearly an acre of land, 5 bedrooms, 3.5 bathrooms, a finished basement, and fantastic schools for just $399,900! It never ceases to amaze me that even a professional two-income household can barely afford a home in the Bay Area let alone one with decent schools. No wonder all the baby boomers are heading for hills (outside of California) once they retire. For the younger generation(s), we have to be where the jobs are, and the Bay Area is certainly not lacking in that respect.

Open House Roundup & A Scary Dog

Hey! Sorry for the long hiatus. I tell ya, keeping up a meaningful blog is really difficult to do. It requires some creativity and a lot of heart—two things that do not materialize on command. But hey! I’m back! So, guess what I’ve been up to? Open houses, open houses, and more open houses! Oh, and I sold a house! Hooray!! There was a road trip in there somewhere too. I’ll write about that soon enough.

I’ve had open houses at very unique properties. This one was a “special” one near the Pink Poodle. It was built roughly 100 years ago.IMG_2416 copyAdjacent to the main house sat a former tankhouse that had been converted into a sort of guest house with two very long rooms. ↓

IMG_2412Because of this home’s condition and price point, it attracted many investors. Eventually, it sold at list price after a price reduction.

Next up is the Hummingbird residence, a townhome located in San Jose with Cupertino schools (what!?!). Because of its highly sought after schools, even on its fourth weekend of open houses, buyers were still pouring in to tour the home. The home itself had a beautiful craftsman interior with ample windows. Being only 5 years old, it was move-in ready. Though it sat on the market for 27 days, it still sold for over list price, and there was a noticeable uptick in interest on the property after my weekend of open houses. Hey, hey, hey! I’m doing something right! ↓picThe Bernice residence remained on the market for quite a while, 30 days that is, considering this crazy buyer’s market. When I was there, I always felt a sense of warmth and homeyness. Many visitors sensed it too and wondered why it hadn’t sold yet. The home didn’t have all the bells and whistles of a modern home that young couples and families look for. It was your traditional family home where you could happily raise your children with plenty of space for them to do cartwheels and jump rope. At least that’s what I did inside my home when I was a kid, not to mention rollerskating and bicycling! Yes, bicycling inside of the house! Until I did an open house at the Crestmont Drive residence, I don’t think I have seen a more family-oriented neighborhood. As I looked out the front window I saw young couples pushing strollers, older kids heading to the community pool with towels and swim gear in tow, three basketball hoops on the street. Oh, and the most ridiculous thing happened. The seller’s dog found his way home, pushed his way through the door, and ran upstairs. I attempted to shoo the dog outside. To my dismay, he gave me a vicious growl and a few thunderous barks, and I bolted out the front door! It turned out that the dog was staying with a neighbor and somehow escaped. I’m just glad he found his way home and didn’t get lost. Silly incidents aside, the Crestmont Drive residence is now under contract. ↓Screen Shot 2015-11-17 at 11.13.39 AMYou ever walk into an open house and you’re immediately drawn to the decor and forget why you were there in the first place? The Bucknall residence had that effect on many of its visitors. Real estate agents will typically recommend that you de-personalize your home before putting it on the market so that buyers can come in and imagine living there with ease. In some cases, it’s more difficult to ask the seller to do so especially when they’re older and have been living there for so long. In fewer cases, their personal photos and decor actually look amazing, which was the case for the Bucknall residence. In addition to the great decor, the layout and schools for this home were top notch. It ultimately sold for over list price at $1,108,250 after 31 days on the market. ↓

The perfect word to describe it would be grand. Some buyers, I’ve found, really love the open floor plan concept and some like the more traditional style with a formal dining area and living room. This home had it all. Once you enter the home, you’re welcomed by a formal dining area, living room, and gorgeous staircase. Further to your left, you discover a kitchen overlooking a very comfy and warm family room. This home offered the best of both worlds and is now under contract. ↓Screen Shot 2015-11-18 at 3.33.14 PMCupertino, California is the holy grail, the real estate mecca of the South Bay for many families out there because of its close proximity to high tech companies, namely Apple, and of course its prodigious schools. The ground itself is valuable which brings us to the Lomita residence. Built 95 years ago, this once charming home is now a great opportunity for an investor or handy buyer to rebuild or renovate. The home sits on a very deep lot, nearly 10,000 square feet. Personally, I have a soft spot for older homes because older homes were built with so much more character than the new construction homes we are accustomed to these days. My mind was running wild with so many possibilities for the Lomita house. I hope it ends up in good hands, and it can be yours for a measly $1,750,000. ↓Screen Shot 2015-11-18 at 4.32.29 PMLastly, we have the Emory residence, the most high-end home where I have held an open house listed at $2,100,000 and for good reason! Some of its features include 12 foot high ceilings (it actually seemed higher), windows galore, a pool and spa in the yard, a finished basement set up as an entertainment center, a gorgeous kitchen with two dishwashers, and to top it off, a guesthouse (aka ‘casita‘). By the way, the acoustics were amazing! Happy 4th of July!

IMG_0483The image of fireworks symbolizes two things for me right now. First and foremost, it represents the independence and beginnings of this remarkable nation. I am grateful for those early Americans who fought for our independence, the men and women who currently defend our country, and those individuals who continue to fight for our country’s growth and freedom. I imagine the great lengths and miles of ocean these early pioneers had to endure to escape adversity, political hardship, religious suppression, financial misfortune, and the like. Being a first generation American-born Vietnamese, I see and hear the struggle my parents and relatives endured to survive and succeed in this country. It is a common notion that Americans work too much or too hard, and it makes perfect sense when you realize the values of determination, innovation, and hard work that our predecessors instilled in us and in the core of future generations when they immigrated here. The 4th of July reminds me of just how lucky I am to be here. Thank you, early American pioneers! Thank you, troops! Thanks, Mom, Dad, and to my husband’s great^10 grandparents for traveling such great distances to be here or else, we wouldn’t be here and together.

The second thing these fireworks represent is the explosion of excitement and adrenaline I felt when I wrote up a winning offer for a wonderful couple I helped. If you didn’t know, it takes a ridiculous amount of communication and negotiation to gain an accurate idea of the terms, conditions, and purchase price required to get an offer accepted. It’s not a simple guessing game as you would expect. Good agents will try to get as much information out of the other agent as possible so that their client is neither overpaying by too much nor offering too little in a multiple offer situation.
